One invoice, one reference
Tenants receive a Proplo invoice and pay by EFT into the bank account you already use, with a reference Proplo reconciles automatically.
Made for South African landlords
Connect the bank account you already use. Tenants pay you directly. Proplo orchestrates payouts to the body corporate, council, and utilities — every payment gated by your approval.
How money flows
A single path from rent to every levy, rate, and service account — running on the bank account you already use, with your approval gate in the middle.
Tenants receive a Proplo invoice and pay by EFT into the bank account you already use, with a reference Proplo reconciles automatically.
AI reads incoming levy, rates, and utility invoices. Once you approve, Proplo instructs your bank to pay each vendor with the reference they recognise.
Funds sit in your own bank account throughout. Proplo only initiates the payments you've approved — every transaction visible in your bank statement and Proplo's audit trail.

Proplo trust account
In progressToday, Proplo orchestrates payments through the bank account you already control. We're building a Proplo trust account — a regulated, segregated account that lets us hold rent and pay vendors directly on your behalf. Same approval gate, no bank-API setup required.
When the trust account is live, every property will have a single shared balance backing it: rent in, levies/rates/utilities out, the rest withdrawable to your bank.
See incoming rent, pending vendor payouts, and withdrawable cash live, with a clean audit trail per property.
Push the surplus to any registered bank account, with email confirmation and next-business-day clearing.
If rent hasn't cleared by the time a levy is due, Proplo flags it so nothing bounces.
Every credit, payout, and withdrawal is logged against the property for clean year-end reporting.

Set up a Gmail forwarding rule (Proplo emails you a ready-to-import filter file). Body corp and council invoices route in automatically — Proplo extracts everything.
Two units or two hundred — tenants, invoices, and payouts stay organised per property, all running through one connected bank account.
Getting started
A guided onboarding walks you through it in well under an hour. Three-month free trial, no card required.
Create an account at app.proplo.co.za. Three-month trial begins immediately — no credit card.
Name your organization, add your VAT and banking details, and configure how tenant invoices are numbered and styled.
Select the bank you want Proplo to orchestrate payments through. Investec is supported today via programmable banking. More on this →
Paste the API credentials from your bank's programmable banking portal. They're encrypted at rest, and you can revoke access at any time.
Add a property in a guided flow. Forward a body corporate invoice email to example@proplo.co.za — Proplo's AI parses it and links the sender to the right property automatically.
Run the wizard again and forward your council/utilities invoice. Each sender becomes a binding key tied to the property it bills.
Confirm that each detected payment reference matches the invoice and that the binding key resolves to the correct beneficiary. One-click fix if anything looks off.
Once your senders are bound, Proplo emails you a ready-to-import filter file plus step-by-step instructions. Drop it into Gmail and future invoices route to example@proplo.co.za automatically — you only see the ones that need approval.
Simple pricing built for South African landlords, from a few units to a growing portfolio.

You set up a Gmail forwarding rule once — Proplo emails you a ready-to-import filter file. From then on, every body corporate and council invoice routes to Proplo, where AI extracts amounts, due dates, and line items from the email body or PDF attachments. No mailbox access, no OAuth — just a forward.
Gmail filters live in your inbox under your control. Pause, edit, or remove them anytime — Proplo never has direct mailbox access.
AI extracts totals, due dates, and line items like levies, water, electricity, and insurance.
Whether the invoice is in the email body or a PDF attachment, Proplo handles the capture.
Each line item is classified automatically so your books stay organised.
AI handles the admin. Nothing is paid or sent without your explicit sign-off.

Subject: Monthly Levy Statement - Unit 4B
From the founder
I'm a South African landlord. Every month, body corporate invoices arrived between the 22nd and the 26th. I'd wait — usually a few evenings — until I had time to sit down, work through the line items, and only then could I invoice my tenant.
He'd get his invoice on a different day each month. That made his payment date unpredictable, which made my own payment dates unpredictable. Then the council and utility statements would trickle in and I'd start the cycle again.
It was all becoming too administrative. Rent in, levies out, the rest is mine — the math was simple, the execution wasn't. I was the bottleneck: copying numbers, chasing references, juggling dates.
So I built Proplo. AI reads each invoice the moment it lands, generates the tenant invoice on a fixed monthly cadence, queues every vendor payment for one-click approval, and reconciles each payment back to the right property automatically.
Now I do nothing. The rent flows. The bills get paid. My evenings are my own.
